Welcome, June! đ The beginning of a new month is the perfect time to refresh your goals, your spaces, and your mindset. As summer unofficially kicks off, longer days and warmer weather bring new opportunitiesâespecially if youâre thinking about buying or selling a home.

â Thinking of selling? Curb appeal is at its peak, and summer buyers are ready to move before the new school year.
â Looking to buy? Nowâs a great time to explore neighborhoods, attend open houses, and take advantage of daylight hours for home tours.
Whether youâre planting flowers or planting roots, June is a month of growthâand Iâm here to help guide your journey home.
Letâs make this summer the one where dreams turn into addresses! đ đş
Why Summer is the Hottest Time to Sell Your Home
Summer isnât just for backyard BBQs and lake daysâitâs also prime time for selling your home. If youâre thinking about listing, now might be your best opportunity. Hereâs why summer sizzles in the real estate worldâand how you can take advantage of it.
1. More Buyers Are Looking
With school out and schedules more flexible, many buyers hit the market hard during the summer months. Families want to be settled before the new school year, and longer daylight hours mean more time for showings and open houses.
2. Curb Appeal Is at Its Peak
Everything looks better in the summerâlush lawns, blooming flowers, and bright sunshine make homes shine. A well-kept yard and some colorful flowers can create a powerful first impression that gets buyers in the door fast.
3. Homes Sell Faster and Closer to Asking Price
Historically, homes listed in the summer move faster and often get closer to (or above!) asking price. Thatâs because demand is high and inventory canât always keep up.
4. Itâs Easier to Move
Moving is no funâbut itâs a whole lot easier when youâre not slipping on ice or battling cold weather. Summer makes for a smoother transition, whether youâre moving across town or across the country.
5. Perfect Time to Show Off Outdoor Features
Have a great deck, pool, or outdoor kitchen? Summer lets buyers see your home at its best. Those features can become huge selling points when buyers imagine relaxing and entertaining in their new space.
Thinking of selling? Letâs talk!
Even if youâre just curious what your home might be worth, Iâm here to help. Summer wonât last foreverâletâs make the most of it!

Taco Tuesday is a beloved weekly ritual in homes and restaurants across the countryâbut have you ever wondered how it all started?
Where Did Taco Tuesday Come From?
The phrase âTaco Tuesdayâ might feel like a modern-day social media trend, but its roots go back decades. In fact, the term was reportedly first used as far back as the 1930s! Newspaper ads from El Paso, Texas, featured taco night promotions onâyou guessed itâTuesdays. The low-price promotions helped the idea catch on.
The Trademark Twist
In 1989, a taco chain called Taco Johnâs, based in Wyoming, actually trademarked the term âTaco Tuesdayâ in 49 states. This created some controversy over the years, especially as the phrase became part of everyday culture. Eventually, Taco Bell pushed to âfreeâ the phrase in 2023, and Taco Johnâs relinquished the trademark, making Taco Tuesday truly available for everyone to enjoy and promote freely.
Why Tuesday?
Tuesdays were traditionally slower business days in the restaurant industry. By offering discounted tacos, eateries could bring in more customers. The catchy name, affordable price, and crave-worthy food combo made it an instant hitâand a delicious tradition was born.
Taco Tuesday Today
Now, Taco Tuesday is more than a marketing hook. Itâs a celebration of food, fun, and community. Families cook together. Friends meet up at their favorite taqueria. Social media feeds fill up with mouthwatering taco photos every Tuesday.
Itâs safe to say: Taco Tuesday isnât going anywhere.
So nowâŚâŚ

Do you remember life before the internet?

Thereâs just something about Sundays.
The pace slows down. The coffee tastes better. The sunlight feels a little softer as it filters in through the curtains. For me, itâs often a day filled with family, laughter, and the comfort of good food. Itâs a day to breathe, reflect, andâif youâre anything like meâmaybe scroll through a few dream homes online âjust for fun.â
But sometimes⌠itâs not just for fun.
If youâve found yourself looking at houses on Zillow, imagining new kitchens, bigger yards, or cozy front porchesâmaybe itâs more than a daydream. Maybe itâs the beginning of a new chapter calling your name.
Life has a funny way of nudging us forward. Whether your family is growing, youâre ready to downsize, or youâre craving a new view, those Sunday scrolls could be your heartâs way of saying, âItâs time.â
And guess what? You donât have to figure it out alone.
As a local realtor whoâs helped so many families turn their âsomedayâ into âtoday,â Iâd love to sit down with youâno pressure, just a chat. Whether youâre ready to list next week or simply thinking ahead, Iâm here to guide you when the time feels right.
So enjoy your Sunday. Dream big. And if that dream starts to feel real, letâs talk.

Happy Friday, friends! Letâs kick off the weekend by clearing up one of the biggest myths I hear from buyers:
Myth: You need a 20% down payment to buy a home.
Truth: Nope! You absolutely donât.
While a 20% down payment can help you avoid private mortgage insurance (PMI), itâs not required to buy a home. In fact, many buyersâespecially first-timersâqualify for mortgages with as little as 3% to 5% down. Some loan programs even offer zero down options for veterans and rural buyers!
Hereâs a quick look at common options:
FHA Loans â As low as 3.5% down Conventional Loans â Some options start at 3% VA Loans â 0% down for eligible veterans USDA Loans â 0% down for rural property buyers
Bottom line: Donât let the 20% myth keep you from moving forward. The best way to find out whatâs possible is to speak with a lender and a trusted Realtor (thatâs me!).
Ready to explore your options?
Letâs chat this weekendâIâll guide you every step of the way.
